    Documents Needed for Loan Approval

    Down Payment and Asset Verification

    • Most Recent 2 months of bank, investment and retirement account statements (ALL PAGES)
    • Copy of cleared earnest deposit check (bank imaged) and corresponding month-to-date or full month bank statement showing new balance after deposit.
    • Gift Funds:
      • Full legal name of donor, address and phone number. Donor must sign a form generated gift letter and provide evidence of withdrawal from bank account (Bank Teller's withdraw slip)
      • Cashier’s check made out to the title company or to you. Donor must be the remitter
      • Bank teller’s withdrawal slip with account holder name and number
      • If personal check, please provide copy of check and corresponding month-to-date or full month bank statement showing new balance

    Income and Liabilities Verification

    • Most Recent 2 paystubs or 30 days with YTD gross income
    • 2017 & 2016 W-2's and or 1099's 
    • 2017 or 2015 & 2016 1040 federal tax returns including K-1’s (ALL PAGES)
    • 2017 or 2015 & 2016 LLC, partnership or S Corp business returns with YTD profit and loss – if greater than 25% ownership (ALL PAGES)
    • Student loan payment statement from servicer’s website - if requested
    • Child support: Divorce decree and separation agreement (ALL PAGES)
    • Pension income: Monthly statement, W2 or 1099 or pension letter
    • Social security Income: Most recent COLA benefit letter
    • Most recent mortgage statement(s) for all rental and or retained properties. If no mortgage or tax / insurance escrow, please provide most recent homeowner’s insurance renewal premium notice and annual tax bill (ALL PAGES)

    Identification

    Picture ID:

    • State issued driver's license or
    • Unexpired passport or
    • Military ID card

    Social Security Number:

    • Social Security card or
    • W-2s | tax returns

    Non U.S. Citizens:

    Permanent resident aliens must have at least one of the following:

    • Permanent Resident Card Form l-551 with an original term of 10 years, doesn’t matter if the term is set to expire
    • Permanent Resident Card Form l-551, valid for two years with supporting receipts from the U.S. Customs and Immigration Services (USCIS)
    • USCIS receipt for a petition to remove condition residence form l-751, filed by the spouse who is a citizen

    Non-permanent residents:

    • Must have a valid work visa or other supporting documentation of legal residency. Such documentation includes any of the following designation visas: E1, E2, H1B, H2A, H2B, H3, L1, G series and 0-1
