These Terms of Use ("Terms") govern your access to and use of the websites, tools, and services operated by RICH Home Loans LLC ("RICH Home Loans," "we," "our," or "us"), including richhomeloans.com, bankingafterhours.com, richrefi.com, and related services (collectively, the "Services"). By accessing or using any of our Services, you agree to be bound by these Terms. If you do not agree, do not use our Services.
1. Acceptance of Terms
By accessing or using our Services, you represent that you are at least 18 years old and have the legal capacity to enter into these Terms. Your continued use of the Services constitutes your ongoing acceptance of these Terms, as they may be updated from time to time.
2. Not a Commitment to Lend
Information provided on our Services, including rates, loan programs, calculators, pre-qualification estimates, and educational content, is for informational purposes only and does not constitute:
- A loan application, pre-approval, or commitment to lend
- An offer or solicitation to lend in any jurisdiction where we are not licensed
- Financial, legal, or tax advice
- A guarantee of any particular interest rate, loan terms, or loan approval
All mortgage loans are subject to credit approval, underwriting, verification of information, and satisfaction of all applicable conditions. Rates, terms, and programs are subject to change without notice. Always consult directly with a licensed loan officer before making financial decisions.
3. Licensing and Regulatory Information
RICH Home Loans LLC (NMLS #1787717) is a licensed mortgage lender. Rich E Blanchard (NMLS #492461) is a licensed Mortgage Loan Originator. We are licensed to conduct mortgage lending in the following states: Colorado, Texas, Kansas, and Missouri.
You may verify our licensing status at NMLS Consumer Access. We are an Equal Housing Opportunity lender. We comply with all applicable federal and state lending laws, including the Truth in Lending Act (TILA), Real Estate Settlement Procedures Act (RESPA), Equal Credit Opportunity Act (ECOA), Fair Housing Act, and Home Mortgage Disclosure Act (HMDA).
4. Use of Services
You agree to use our Services only for lawful purposes and in accordance with these Terms. You agree not to:
- Provide false, misleading, or inaccurate information in any loan application or inquiry
- Use the Services for any fraudulent, deceptive, or illegal purpose
- Attempt to gain unauthorized access to any part of the Services, our systems, or networks
- Interfere with or disrupt the operation of the Services
- Reverse engineer, decompile, or disassemble any part of the Services
- Use any automated system, including bots or scrapers, to access the Services
- Reproduce, copy, or redistribute any content from the Services without our written consent
- Use the Services to transmit malware, spam, or other harmful content
5. Account and Application Security
If you create an account or submit a loan application through our borrower portal, you are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to notify us immediately if you suspect unauthorized access to your account. We are not liable for any loss or damage arising from unauthorized use of your account. Never share your login credentials or transmit sensitive financial information (such as Social Security numbers or bank account numbers) via unencrypted email.
6. Loan Application Portal
Our borrower portal is powered by Finmo (Lendesk Technologies ULC), which facilitates the submission of loan applications to Rocket Mortgage, LLC. Your use of the borrower portal is also subject to Finmo's End User Access Terms.
By submitting a loan application through the portal, you authorize us to: obtain credit reports from one or more consumer reporting agencies, verify your employment, income, and assets with relevant third parties, share your information with our wholesale lending partner (Rocket Mortgage) for underwriting and processing, and communicate with you via email, phone, and SMS regarding your application.
7. AI-Assisted Tools
Our pre-qualification engine at bankingafterhours.com uses artificial intelligence (powered by Anthropic's Claude API) to provide rate estimates, loan program information, and pre-qualification assessments. AI-generated responses are for informational purposes only and do not constitute lending decisions, financial advice, or binding rate quotes. All AI-generated estimates are subject to verification by a licensed loan officer and full underwriting review. Actual rates, terms, and qualification may differ from AI-provided estimates.
8. Intellectual Property
All content on our Services, including text, graphics, logos, images, software, and the compilation thereof, is the property of RICH Home Loans LLC or its licensors and is protected by copyright, trademark, and other intellectual property laws. The RICH Home Loans name, logo, and all related marks are trademarks of RICH Home Loans LLC. You may not use, reproduce, distribute, or create derivative works from any content on our Services without our prior written consent.

Our Services contain links to and integrations with third-party websites and services, including but not limited to:
- Finmo / Jupiter LOS (loan application portal)
- Rocket Mortgage (wholesale lending partner)
- Cal.com (consultation scheduling)
- Banking After Hours (pre-qualification engine)
- RichRefi (refinance calculator)
- Redfin (home search)
- HousingBrief (market data and rate commentary)
- NMLS Consumer Access (regulatory verification)
We are not responsible for the content, privacy practices, or terms of service of any third-party website or service. Your use of third-party services is at your own risk and subject to the terms and conditions of those services.
10. Accuracy of Information
We strive to keep all information on our Services current and accurate. However, mortgage rates, loan limits, program guidelines, and regulatory requirements change frequently. Information on our Services may not reflect the most current rates or guidelines at any given time. We do not warrant the accuracy, completeness, or timeliness of any information provided through our Services. Always verify current rates and guidelines directly with a licensed loan officer before making financial decisions.
11. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, RICH HOME LOANS LLC, ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATING TO YOUR USE OF OR INABILITY TO USE THE SERVICES, INCLUDING BUT NOT LIMITED TO:
- LOSS OF PROFITS, DATA, OR BUSINESS OPPORTUNITIES
- RELIANCE ON ANY INFORMATION PROVIDED THROUGH THE SERVICES
- ERRORS, INACCURACIES, OR OMISSIONS IN RATE QUOTES, CALCULATORS, OR ESTIMATES
- UNAUTHORIZED ACCESS TO OR ALTERATION OF YOUR DATA
- ACTIONS OR OMISSIONS OF THIRD-PARTY SERVICE PROVIDERS
OUR TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING FROM OR RELATING TO THESE TERMS OR THE SERVICES SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100.00). THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.
12. Indemnification
You agree to indemnify, defend, and hold harmless RICH Home Loans LLC, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorney's fees) arising from or relating to your use of the Services, your violation of these Terms, your violation of any law or the rights of any third party, or any information you submit through the Services.
13. Dispute Resolution
Any dispute, controversy, or claim arising out of or relating to these Terms or the Services shall first be resolved through good-faith negotiation between the parties. If the dispute cannot be resolved through negotiation within thirty (30) days, either party may pursue resolution through binding arbitration or in a court of competent jurisdiction in Denver County, Colorado.
CLASS ACTION WAIVER: TO THE FULLEST EXTENT PERMITTED BY LAW, YOU AGREE THAT ANY DISPUTE RESOLUTION PROCEEDINGS WILL BE CONDUCTED ONLY ON AN INDIVIDUAL BASIS AND NOT IN A CLASS, CONSOLIDATED, OR REPRESENTATIVE ACTION. YOU WAIVE ANY RIGHT TO PARTICIPATE IN A CLASS ACTION LAWSUIT OR CLASS-WIDE ARBITRATION.
14. Electronic Communications
By using our Services, you consent to receive electronic communications from us regarding your mortgage inquiry, application, or account. You agree that all agreements, notices, disclosures, and other communications we provide electronically satisfy any legal requirement that such communications be in writing. If you provide your phone number, you consent to receiving calls and text messages related to your mortgage inquiry or application. You may opt out of marketing communications at any time, but transactional communications related to an active application may not be opted out of.
15. Equal Housing Opportunity

We do not discriminate on the basis of race, color, religion, national origin, sex, handicap, familial status, age, marital status, sexual orientation, gender identity, military/veteran status, or any other characteristic protected by federal, state, or local law. If you believe you have been discriminated against, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov.
16. Privacy
Your use of our Services is also governed by our Privacy Policy, which describes how we collect, use, and protect your personal and financial information. Please review our Privacy Policy carefully.
17. Changes to These Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Effective" date at the top of this page. Your continued use of the Services after a revised version is posted constitutes your acceptance of the updated Terms. We encourage you to review these Terms periodically.
18. Governing Law and Severability
These Terms shall be governed by and construed in accordance with the laws of the State of Colorado, without regard to its conflict of law provisions. Any legal action arising from these Terms shall be filed in the state or federal courts located in Denver County, Colorado, and you consent to the personal jurisdiction of such courts.
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
19. Termination
We reserve the right to suspend or terminate your access to the Services at any time, with or without cause and with or without notice. Upon termination, all rights and licenses granted to you under these Terms will immediately cease. Sections relating to intellectual property, limitation of liability, indemnification, dispute resolution, and governing law shall survive termination.
20. Assignment
We may assign or delegate these Terms, in whole or in part, to any entity at any time with or without your consent and without prior notice to you. You may not assign or delegate any rights or obligations under these Terms without our prior written consent, and any unauthorized assignment by you is void.
21. No Waiver
Our failure to enforce any provision of these Terms shall not be construed as a waiver of that provision or the right to enforce it at a later time. No waiver of any provision of these Terms shall be deemed a further or continuing waiver of such provision or any other provision. Any waiver must be in writing.
22. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and RICH Home Loans LLC regarding your use of our Website and Services, and supersede all prior or contemporaneous communications, whether electronic, oral, or written, between you and us with respect to our Services. Your use of the loan application portal is additionally governed by Finmo's End User Access Terms.
